  • Quality of construction (new, very good condition).
  • The location is an important factor. The property must be close to major cities and major transportation routes in order to limit the risk of rental vacancies.
  • The building must be a residential property whose commercial surface does not exceed 30% (if it is located in downtown).
  • The lease must be full or majority and rents do not exceed market demand.
  • The property must be in good condition and not result in major work over the next five years. If it requires work, it will be estimated on the basis of an estimate by an expert.
  • Finally, the gross yield of the property must not be less than 4%. but may vary according to location.
