SIPA Crowd Immo is a renowned Swiss company with an innovative concept based on participative real estate shareholding: each investor becomes a shareholder and co-owner of a fraction of an investment property by taking part in the capital of a public limited company.

In this way, we offer our customers a turnkey service that makes it easy to invest in real estate and benefit from attractive, stable returns (up to 7%), generated by rental income from our properties from CHF 49,000.

We have built up a network of trusted partners (lawyers, notaries, auditors, trustees, architects, developers, property managers, etc.), enabling us to offer unique investment opportunities that stand out from the crowd.

As a company incorporated under Swiss law, SIPA Crowd Immo has established a business model that complies with current regulations.

SIPA Crowd Immo has created a new property investment model that is unique in Switzerland: participative property ownership. Its concept is based on mortgage-free investment with a high return.

 

Using our own funds and in partnership with our mortgage provider, we buy residential properties in Switzerland, selected according to a rigorous purchasing process.

 

Our aim is to give our shareholders access to property ownership and to generate attractive, stable returns from the rental income generated by our properties, for a minimum investment of CHF 49,000.

Thanks to its privileged network of real estate managers and unique connections with promoters, SIPA Crowd Immo makes exclusive properties accessible that would be difficult to identify by individuals.
The selection of properties is done through a strict selection process:

 

  1. Our teams criss-cross Switzerland in search of properties
  2. An in-depth financial analysis of the selected buildings is carried out internally
  3. An approved expert is mandated to conduct an independent valuation to ensure that the acquisition price corresponds to the market value
  4. A technical analysis is carried out by an independent expert to ensure the general condition of the building and to budget for potential work if necessary.

 

At the end of this procedure, our teams retain only 2% of the properties audited to offer them to investors.

For organizational reasons, we do not visit buildings. However, the address being communicated to potential investors, it is nevertheless possible to go there. The details relating to the building are available in a complete file downloadable from our page “properties“.

Our investors take part in our projects with a view to earning a return, not with a view to living there. However, if an investor wants to live there and a property is available, they can contact the property management company directly.

ampoule_faq Investment

By offering our clients to invest in investment properties based in Switzerland, we must comply with the Federal Law on the Acquisition of Buildings by Persons Abroad (LFAIE). As a result, the people subject to our projects are:

 

  • Swiss citizens residing in the country
  • Holders of B and C residential permits, nationals of member states of the European Union (EU) or of the European Free Trade Association (EFTA).

A legal entity with its registered office in Switzerland can invest in a property offered by SIPA Crowd Immo.

Not only must the company be registered in Switzerland, but the owners must be Swiss nationals or Swiss residents.

As a shareholder, you are entitled to receive dividends from the company and to take part in ordinary and extraordinary general meetings, at which you can exercise your decision-making powers.

The role of SIPA Crowd Immo is multiple and evolves during our collaboration while ensuring you a quality service. We are therefore in charge of:

 

  • Select a building from a wide choice and according to strict criteria
  • Negotiating the mortgage with credit institutions
  • Apply to the notary
  • Appoint a management to manage the tenants
  • Do the administrative procedures

We receive a commission of 5% on the purchase price and on the increase in value of the property, which includes :

  • Property search
    Analysis of the project (financial and technical)
  • Financing the entire project
    Administrative and legal management (creation of the SA, notary’s signature, etc.)
  • Arranging the mortgage (guarantee provided by SIPA Crowd Immo)
  • Monitoring and reporting on the life of the property
  • Managing annual general meetings and the administrative board
  • And much more

Depending on the project, the minimum amount may vary. It generally starts at CHF 49,000.

No. All information made available to investors via our website and in all investment documents is for information purposes only and is based on historical data.
Every investment involves risks, which may have a significant impact on returns. SIPA Crowd Immo advises all investors to consult an investment and tax expert for each investment.

There are 2 contracts which are drafted by our partner law firm. Investors must sign the share sale agreement between SIPA Crowd Immo (the seller) and the shareholders (the buyer), as well as the shareholders’ agreements that bind all the shareholders together.

The funds should be paid into the deposit account of the law firm that is SIPA Crowd Immo partner. Once the contracts have been signed by each shareholder, the law firm will transfer all the funds to SIPA Crowd Immo.

Shareholders are free to sell their shares at any time. Please do not hesitate to contact us for further details.

A quarterly report is sent to each shareholder so that they can track their investment and its progress. Our staff are also available to answer any questions you may have.

We encourage you to diversify your portfolio. That’s why we offer a range of property types, in a variety of geographical areas, with a range of financial instruments offering optimum diversification and limiting systematic risk.

Dividends received by our customers are subject to withholding tax because they are capital gains. In the interests of tax transparency, the Confederation collects 35% of dividends and passes them on the following year. This encourages taxpayers to declare all their income.

Our buildings are managed by property managers who are renowned for their professionalism and who have become trusted partners over the years.

SIPA Crowd Immo has included management fees in the financial table to calculate the net return to be paid to shareholders.
