Interview with Mr. Yves R, director at Multifiduciaire LĂ©man SA

1- Hello, could you introduce yourself?

Hello, my name is Yves R., I have been a director of Multifiduciaire LĂ©man SA for about twenty years.  We are a company based in the Lake Geneva region and have offices in Montreux and Lausanne.

2- What is your role within Multifiduciaire LĂ©man SA?

I have both a management and a collaborative role on various mandates. In particular, consulting mandates, both for companies and for individuals. We offer our clients services adapted to their needs.

3- What challenges do your teams face on a daily basis?

Our teams are faced with many challenges: from legal monitoring, to changes in taxation, to digitalization and the evolution of our work methods. However, our priority is the satisfaction of our clients.

4- What are the opportunities (and threats) of technological advances in your industry?

We note a solicitation of our customers on specific subjects. The complexity of the requests formulated by our clients is increasing. Thus, we have the responsibility to formulate precise, innovative and adequate legal answers to their expectations.

The opportunity is present to impact a larger population, to enlarge our clientele or to rationalize certain work methods in our procedures.

The risks can be focused on the loss of contact, a decrease in collaboration. This can be seen in the younger generations, who are “more connected”. Relationships are being eroded.

Another risk to mention is that of price. Customers tend to consider our services as a commodity. Competition leads to an increase in the demand for quotes and motivates the selection of the highest bidding professional, to the detriment of the quality of the service.

5- What are the future projects for Multifiduciaire LĂ©man SA?

Naturally, we want to maintain our market share, preserve and improve our relationships with our existing customers, and develop our business in a more diversified customer segment.

Another major challenge concerns our employees. Our ambition is to recruit talented people with a certain affinity for the market and its specificities.

6- What do you think of real estate equity ownership (and in particular of our business model)?

It is a promising business model that has the merit of offering a real alternative. In comparison, the stock market is positioned on more uncertain investment sectors, and contributes to an increased risk and higher volatility.

In addition, the current period has negative rates that persist. Of course, real estate yields are in demand.

For people who do not have a few million in savings, real estate equity represents a real opportunity. The idea is based on the simplification of the management of the administrative steps of the property for the investor.

7- If you had to describe your collaboration with SIPA crowd immo?

We collaborate with SIPA crowd immo on accounting and tax matters. SIPA crowd immo participates in the democratization of the real estate investment.
